Infrastructure brings industrial strength

Significant infrastructure activity in South Australia will provide huge Industrial development opportunities over the next few years.
Improvements in transport routes, such as the Port River Expressway, Northern Expressway and South Road upgrade, will vastly reduce travel time and improve accessibility to Industrial precincts.
Adelaide comprises of approximately 108 million m2 of industrially zoned land. SA Planning indicates that on average 85ha of industrial land is taken up each year.
There is 835ha of land available in the short term, providing 10 years of identified industrial land to be developed.
Developing this land is vital to SA to attract national and international industrial business.
The current infrastructure projects demonstrate the Government's awareness of the importance of these infrastructure developments on SA's economic future.
Current major land releases are at Edinburgh in Adelaide's outer north and Seaford in the outer south.
Industrial leasing
In the 12 months to September 2006 about 220,000m2 of industrial space was leased. This is less than the previous year of 325,400m2 and down on the three year average of 263,067m2.
Table 1 illustrates the amount of industrial space leased according to the different industry types.

In the past 12 months transport and logistics leased almost 60% of the available stock, or about 131,000m2.
Most of the industrial leases established in 2006 occurred in the northwest and southern regions. About 40% or 84,000m2 of stock released was secured in the northwest area.
12 months earlier, most of the industrial space was leased in the northern region - 205,000m2 in total. Table 2 displays the total area of leased industrial space, according to precinct, in 2006.
